Prior to taking over a tenancy of any rental property we require the following: Proof of residency e.g: a recent bank statement or utility bill less than three months old Photo identification e.g: passport or driving licence.
Agency Fee & Deposit:
Once tenancy has been agreed with all parties involved, the agency fee will cover the costs of preparing the tenancy agreement, documents, checking references and any other costs of setting up the tenancy.
One Bedroom Property ...... £125.00
Two Bedroom Property ...... £200.00
Three Bedroom Property ... £250.00
Four Bedroom Property ..... £300.00
Five Bedroom Property ...... £350.00
Please note we will be requiring half of the agency fee prior to taking over the tenancy of any rental property, should you be declined for any reason the fee paid is not refundable. The Deposit (or Bond) will be the same as the rent and will be required. Please note if you are claiming housing benefit the payments are still applicable.
Additional Furniture:
Any tenants who will require additional furniture will have to discuss rent, as rent will reflect furniture supplied.
Local Housing Allowance (LHA) Rates & Council Tax Band - Kirklees February 2012:
Local Housing Allowance rates are set for different types of accommodation in each area. The rates change on a monthly basis. Council tax, however, can be paid on an annual basis.

Appointments & Bookings:
To book an appointment to view a property that is being advertised, we strongly recommend that you go and view the property first. Once you have seen the property visit us at our office and we will consider all options to ensure that we give you the ideal property. Once we have pinpointed the most suited property for you, only then will we show you the property from within. Appointments are made on the basis of first come first served. Evening and weekend appointments are available but limited.
