1. All Rent, Bond & Agency Fees are negotiable on all properties only for the right tenants.
2. Housing Benefit/DHSS Accepted.
3. Minimum stay of six months on all properties.
4. No pet policy applies.
5. Separate student rate applies.
6. Upon leaving a property, one months’ notice has to be given in writing prior to vacating the property.
7. The property has to be left in the exact state as the possession of the property in question was handed over when the Tenancy Agreement was signed and the keys were given to you.
8. Once the keys are in possession of the tenant, the tenant is from there on responsible for the property.
9. The payment of the Bond and/or Agency fee is applicable where necessary.
10. In regards to Agency Fee which is a compulsory payment, it is entirely up to the Managers discretion whether an Agency Fee is applied or reduced.
11. It is entirely up to the Landlord/Lady’s discretion and/or the Managers discretion on behalf of the Landlord/Lady whether a Bond is required or in some cases, it won’t be required at all.
12. All Utility Bills (Gas, Water and Electricity) and Council Tax if applied must be paid and cleared upon vacating the property.
13. All properties listed with Property Rentals will be unfurnished and may contain the basic of amenities such as carpets, curtains and some furniture.
14. Furniture will be supplied but at the cost of surplus charge.
15. The Landlord/Lady may supply furniture upon request but Property Rentals Manager and the Landlord/Lady have the right to refuse to furnish a property.
16. Housing Act 2004 and Housing Act 1988 and all sections of the legislations are followed.
17. Property Rentals ensures that everything is done to comply with the Data Protection 1998.
18. Property Rentals has the right not to disclose information about the Landlord/Lady.
19. Property Rentals Manager has the right to refuse any tenants.
20. Property Rentals Manager has the right to adjust any prices on Bond, Agency Fee and Rent on any property without prior notice and decision made is final.
